What Are the Benefits of Working with the Best Realtor® in Apple Valley Lake?

If you are buying a house, there are some things you want to get from the sale. You want to find a home that sells at a reasonable price. You also want to make sure that the home you find is perfect for you. If you’re selling, you will want to sell as fast as you can. You will also want to make the best profit. There is a lot to be gained from working with a good Realtor®.

For a seller, these benefits include::

  • You will make more profit. A skilled Realtor® knows the community they are selling in thoroughly. The longer they have been in that community, the better. There are a lot of complexities that can be involved in a house sale. Waterfront and luxury homes sell differently than regular homes. This is why your agent must know the details. This way, with the help of an appraiser, they can put a smart price tag on your home.
  • You will sell a lot faster. You can give selling your house yourself a shot. There’s always a reason why agents spend years earning their expertise, though. A sale can be done efficiently and right on the first try. If you choose the right agent in Apple Valley Lake, OH, you will see. No home seller wants their house to sit on the market for years.. You can sell in less than a few months with a good Realtor® by your side.
  • Access to a professional network. Unless you are a Realtor®, you likely don’t have hundreds more in your contacts. A real estate agent will likely have many friends in their occupation. These connections can come in handy when trying to make a sale. One agent might have a client selling a home in Iowa, planning to move to Ohio. What if they told their agent they’re looking to buy in Apple Valley Lake? Their agent calls yours, and like that, you have a buyer. Associations are also a strong network that can be accessed by Realtors®.

For a buyer, these advantages include:

  • Improved negotiation. As a buyer, negotiation is a huge part of the buying process. You will want the most affordable price you can get. An agent will make this process much easier for you. Knocking down the price is a game of strategy they are well-trained in. Any issues or major repairs required can apply towards dropping the price. These house flaws can be used to reduce your offer This is especially true when they won’t be repaired before sale. If you decide to undergo this alone, you may miss such details. Even if you notice them, you may fail at negotiation.
  • Documentation will be better understood. The process of buying a home involves a lot of paperwork. It is important to submit and fill everything required. If done wrong, this can slow down the entire process. The best Realtor® has been through this hundreds of times. They’ll make sure everything is properly signed and intact.
  • The home will be better suited to you. Whether it’s due to budget or taste, everyone has a house in mind when buying. You may not always be able to get what you want, but you can come close. An Apple Valley Lake, OH, Realtor® will know where to get the things you request. You might want something two stories tall or something with a lot of yard space. A good Realtor® can find you an appropriate fit.
  • Common closing issues can be dodged. When finally wrapping up a sale, some pitfalls can spring out of nowhere. These can stop the sale from happening entirely. It is important to prevent these from happening in the first place. These can include common issues such as:
    • Document problems. An error in the details written on the paperwork can cause big problems. This could be as small as a typo. It is integral that all paperwork is reviewed with your agent at all times.
    • Sudden problematic discoveries. Before finalizing your sale you may find that there is a major repair required. It would have been ideal if this was found during the valuation phase. That could have assisted in reducing the offer. However, having seen it after, it may shut down the sale. But you should likely be able to knock down the price more.
    • Delays in the mortgage payment. As a buyer, you are likely waiting for your bank to fund the transaction. If they don’t do this in time, it can jeopardize the sale. A good agent can help you check in with the lender to ensure everything is fine.

What’s My Home Worth in Apple Valley Lake, OH?

Figuring out the value of your Apple Valley Lake, OH home depends on specific factors. These include how close it is to the lake, the size, age, the view, quality, walking distance to amenities and more. Homes in this area are generally expensive due to their proximity to the lake. The prices can range from around $200,000 to over a million.

Before you can sell your home, you need to have an idea of its value. This will enable you to determine a fair price. Several factors go into establishing the value of an Apple Valley Lake, OH property.

Taking general neighborhood rates into consideration can be difficult for a layperson. Property appraisers are available for this purpose. They will inspect your home and give you the most accurate figure. It is even better if they are knowledgeable about the area and its prices.

What Factors Influence the Value of a Home in Apple Valley Lake, OH?

Many elements determine the price of a home. For a home around Apple Valley Lake, there are more factors than there are for a regular home.  These include:

  1. View and access to the lake. In general, a waterfront property’s value weighs on the distance from and view of the water body. This remains true for houses around Apple Valley Lake. The closer the house is to the lake, the more it costs. Houses right beside the lake can be rather costly. Not only do they offer an amazing view, but they allow easy access for water activities like boating.
  2. The size of the property. As with houses nowhere near water, the house’s size is essential for valuation. The number of square feet available has a major impact on the price. A bigger house will almost always be more expensive than a smaller one in the same area. After all, value is calculated at the price per square foot. It is important to note that livable square footage has a bigger impact on price than non-livable. Non-livable square footage includes that of places like the garage and basement. The presence of vacant land is also a significant pro. This means that there is the possibility for expansion of the home. There can also be other construction due to the space free on the lot.
  3. The age of the home. There’s a point where an older home begins to gain value. This is because homes like this have a vintage appearance that becomes fashionable. In general, though, older homes sell at a more affordable rate. This relates to the condition of the amenities and infrastructure. Wiring and plumbing may not be modern, which can increase the risk of faults developing. It is also more probable that repairs will be required.
  4. The condition of the home. The state that a home is in is not directly related to its age. Even a modern house can be in a state of disrepair. Minor issues such as stuck windows or broken light fixtures should be fixed before the sale. These will prevent a buyer from finding reasons to knock down your asking price. But, if major issues such as a leaking roof are not repaired, expect a major hit in the home’s worth.
  5. The home’s amenities. It is well-known that the number of bedrooms and bathrooms is an important factor in the value of a home. Most property listings will put those numbers in easy view of prospective buyers. However, a lakefront community like Apple Valley Lake has extra considerations. For lakefront homes, the presence of a dock can provide a major boost to the worth of a property.

How to Improve the Worth of Your Apple Valley Lake, OH, Home Before an Appraisal?

While you can use all of the factors above to assess the price of your home, you’re likely to be off by some. You’ll either price too high and no one will come, or you’ll price too low and leave a lot of money behind. It is always recommended to hire a competent property appraiser who is familiar with the area. This way, you’ll get a professional valuation that you can stand by. You will also get a price that is appropriate for the community that you are in.

However, there are a few things you can do to add more to the worth of your home. These include the following:

  1. Ensure all possible repairs. Touching up paint and fixing bad faucets won’t add much value to your appraisal. They will, however, prevent the inspector from having any reason to drop the valuation. This is particularly important with big repairs like roofing problems. Hiring a home inspector can help you find issues that may reduce value. But for homeowners who don’t have a lot of available funds, this may not be possible.
  2. Clean and declutter rooms. An appraiser sees a dirty house as needing work. The fact that the house can’t stay clean may indicate poor maintenance. And poor maintenance means things more likely to break down or need fixing. When you ensure that rooms are uncluttered, the appraiser can better appreciate the dimensions. A free room will also be lit better, which makes it generally more attractive.
  3. Improve your curb appeal. Having a well-set yard will ensure you make a good impression. Overgrown weeds and trash on your lawn will reduce your valuation. Despite the fact that they can easily be remedied, they give a worse impression of the property. You can also stage your patio to give it a more homely feel. For an Apple Valley Lake, OH lakefront home, this is essential. The side facing the water should also be kept looking good.
  4. Keep records of renovations. It may be too late to start this if you have already made major upgrades. However, it is important to always document any renovations. This is done with photographs taken before and after, and the costs. By showing this to an appraiser, you are likely to get a truer valuation.
How Much Is My Apple Valley Lake Homes

Figuring out how much your Apple Valley Lake, OH home is worth is as easy as calling an appraiser. But to avoid getting lowballed, it is important to have an idea yourself. Lakefront property is typically worth a lot, so it is important to get the best valuation possible.

There are ways to increase your value at appraisal. Most of these won’t cost anything. Having agents who know the community, like Sherrie and Joe Toth, is important. They will be able to help you maximize valuation.

What Steps to Take to Sell Your Home in Apple Valley Lake?

Looking to sell a home in Apple Valley Lake? Your home is not only a financial investment but an emotional one too. It is a special place, where you have spent time and money and made countless memories to cherish. Selling your home and moving to a new one is a physical as well as psychological transition.

It is a big deal and no one expects a stressful experience at this emotional juncture. You are ready to sell your home but don’t want the process to be complex, time-consuming, or challenging. First-timers experience more hurdles, such as crazy demands from buyers and prolonged negotiations. Sudden buyer visits invade your privacy. Their bargaining and comments about your home often leave you stressed.

One in every three home sellers feels the selling process is stressful. So, how to sell a home in Apple Valley Lake while avoiding all these stressful experiences? Here is a step by step guide to help you through the home selling process. Learn to sell without worries and get the best value.

Step 1: Select How To Sell A Home in Apple Valley Lake

How you’re going to sell defines your approach and your level of involvement. This guides you about the preparation to navigate the process and make a better strategy. Homeowners in Apple Valley Lake have the following options to choose from.

  •  Contact a real estate agent

You may get help from a reliable and reputed Apple Valley Lake real estate agent. Our professional experience in handling the home selling process comes in handy. We assist with pricing suggestion, preparing your home, marketing and connect you with potential buyers. We also complete the required paperwork and negotiate deals. It ensures fast and hassle-free selling. You don’t have to do everything on your own. We know the market price and buyer expectations.

Typical broker fees might vary between brokerages. If the fee is lower, are they taking something away? This does not include other fees and costs of selling home.

  • Sell it yourself

This requires you to do everything, including the job of a real estate agent. You have to advertise and market the property, do the price research, and find buyers. Also, you have to get documents ready and negotiate with prospective buyers. It is up to you to hire a property photographer and get some appealing photos and video.

In this digital age, it is easier to reach out to a wider audience with promotions and even get serious buyers. But this may lead to physical and mental stress. You must prepare and empower yourself with adequate knowledge of the local market. From arranging property visits to negotiations and paperwork, you have to do everything. You may also have to feel the pinch of uncertainty over buyers’ behavior. Even the burden caused by the selling process may result in obstacles to your job.

Some real estate professionals (Such as the Toth’s) have the skills to set you up to bring multiple buyers that do not have a home to sell and are pre-approved. The multiple buyer strategy might not always work, but your chances are very great.

There are the legal aspects to consider while selling on your own, such as disclosing latent defects, HOA disclosure, lead based paint disclosure and other items that can cause expensive problems later. An agent can help you avoid these pitfalls.

Homes in Apple Valley Lake

Step 2: Find Out The Right Asking Price

Real estate price depends on three factors – Supply and demand, condition, and location. But you still have a good chance to get buyers willing to pay above the market value. This is possible only if you can reach a larger audience and position your property well.

But, a high price may lead to your property remaining unsold for a long time. The price appeals to buyers only when they can see the value. How to find the right asking price?

Check the market price of real estate in Apple Valley Lake. Find out the recent deals and prices of homes sold in the last three months. Historically, you can get more for quality and trending updates, vaulted ceilings, and professional landscaping and hardscaping. Access to shopping and the proximity to economic hubs may add more value to the house. The cleanliness, condition, and age of your mechanics also adds to the value and influences the choice of buyers.

A good idea of the value of your property enables you to ask a fair price and win more buyers. It also prevents any bargaining by buyers and protracted negotiations. This facilitates how fast a home sells in Apple Valley Lake.

When hiring a local and successful real estate agent, with the experience and data at their fingertips, they will be able to suggest an analyzed list to probable sale price for you. Of course, in the end, you make the final decision where you position your home in the market.

Step 3: Get The Home Decked for Sale

As mentioned earlier, a clean, well-maintained home with adequate attention to its upkeep invites buyers’ attention. You not only get more offers but also put yourself in a position to justify a higher asking price.

Excellent condition, appealing look, and flawless interiors are something every buyer looks for. Proper maintenance of a property is also on top of the list for buyers searching for homes.

To prepare your home for the selling, start with decluttering. Make sure it looks clean, spacious, and welcoming for a visitor. Don’t expect the buyer to clear the mess after paying you the money. Rather present your home as an expensive and unique property. Remove dust, junk, and unused appliances from the home and away from buyers’ attention. Blank space can help stir a buyer’s imagination.

Fix or repair things that are broken, have your HVAC inspected and cleaned, add fresh and neutral paint throughout, all windows and screens should be sparkling, and clean or replace soiled or worn carpeting. Pay all pending taxes. Get house documents in order. Improve the lawn and fix the kitchen, bath, doors, windows, etc., whenever required. If possible, improve your home decoration and add more lighting. But avoid too much beautification at an added cost.

Real Estate in Apple Valley Lake OH

Step 4: Focus on Marketing

Once the house is ready for selling, it is time for your agent to list and market it. When we sell a home in Apple Valley Lake, we usually list it on the MLS database and use Facebook and local real estate portals to reach out to prospective buyers. We hire a professional photographer to take photos of the home and add videos to attract a wider audience and allow a virtual tour of your property.

If you hire a real estate agent, he ensures your property shows on the MLS database. Licensed agents, registered buyers, and approved portals have access to the database. You get more offers from serious buyers and brokers.

Step 5: Prepare for Buyer Visits

Offers won’t convert into sales unless buyers have a first-hand view of your house. So, it percolates down to welcoming them and showing the property to get a good deal.

Buyers visit a property to see its condition, location, and the ambiance. You can make it more attractive by showcasing facilities and the interior designs. You must allow more visitors to have a better chance of getting higher offers and better terms. Ensure visitors have a thorough view of your house. Your agent will prepare marketing pieces that will highlight your home’s features and the area amenities.

This may lead to privacy concerns or inconveniences to your family. The risk of COVID-19 infection is also there. Your agent may offer virtual tours as an alternative.

Apple Valley Lake OH Homes

Step 6: Check Offers, Negotiate, Accept

Offers start coming if you have worked well to market your home. The buyer may accept your price or present his own offer.

Consider all offers in detail, from price to terms. Pay attention to the following key points.

  • When offers are received within the first week, the offer should reflect this with a higher offer amount and terms that are best for you, not the buyer. If not, countering might be an option. Your agent will guide you through this process. The longer it is on the market, the offer amount and terms will typically decline, becoming less desirable for you.
  • Whether the buyer has proof of funds or the approval letter from a mortgage lender and does not have a property to sell first. This indicates if the buyer is ready to close the deal.
  • Your agent should be able to prepare a sales net sheet. This will calculate the total amount you will have after selling your home. This includes fees, taxes, and other associated costs to know if an offer is worth pursuing.
  • Need to close the deal within a timeline? Rethink if it is suitable to sign the selling contract on a contingent basis. Offers without contingencies allow a better and faster deal.
  • Is your buyer pushing for an extended closing date? It is up to you to accept or reject that based on other offers you have.

Do you feel all these steps may overwhelm you? Are you unprepared to walk through the selling process? Let us help you. Call 740-390-0735 to talk  with Joe or I. We focus only on Apple VAlley sales and have the experience and skill to get you the best terms and price for your home, your investment!

How to Sell a Home in Apple Valley Lake, OH?

You may be no stranger to the homebuying process. Your home in Apple Valley Lake may not be your first. But you might be thinking of buying another home, perhaps upgrading to a new vacation home and so you’re letting go of the old one. You might be wondering, “How do you sell a home in Apple Valley OH?

Selling a home in Apple Valley OH involves a series of processes:

  1. Verifying your readiness to sell your home in Apple Valley OH
  2. Identifying your home’s estimated sale value, sales costs, and your target net proceeds from the sale as well as the current market situation
  3. Weighing your options on how to sell your home
  4. Preparing your Apple Valley home for sale
  5. Reviewing offers and negotiating your terms
  6. Closing the sale

In this article, I’ll share with you an overview of each step of the home selling process.

Verifying your readiness to sell your home in Apple Valley

Apple Valley OH Realtors

Before making the big decision to sell your home, you need to ask yourself the following:

  • Am I emotionally prepared to leave my home, hear buyers’ comments about its flaws, and negotiate objectively?
  • Am I equity positive? Is my home worth more than what I owe?
  • Am I in a financial position to buy a home that suits my needs? (If this is my primary home)
  • How much time and effort can I commit to selling my house?

You might need to take time in thinking about your response to these questions. It is much better to do so than deciding suddenly and then finding out later on that you didn’t want to sell your home after all. You also need to be emotionally ready to face the challenges that come with home selling.

Identifying your home’s estimated sale value, sales costs, and your net proceeds from the sale as well as the current market situation

Homes for Sale at Apple Valley Lake

A free online home value estimate can give an idea of how much your home is worth. Knowing your home’s estimated sale value helps you to price your home right so that you get the most from the sale of your home. Also, because your home is not priced too high, it will not stay long on the market.

The next thing you need to identify is your home’s cost of sale. The sale costs consist of the following:

  • Around 6% of your home’s estimated sale price as your real estate agent’s commission (percentage rate varies depending on your area and the agent you’ll work with)
  • The remaining mortgage that you still owe on the property
  • Applicable taxes
  • Utility costs
  • HOA fees

After that, you can compute for your net proceeds from the sale by subtracting your home’s sale cost from your home’s estimated sale value.

Knowing the current market situation will also help you to strategize on pricing your home competitively and selling it at the right time. The top real estate agent in Apple Valley Lake can provide you with detailed information. She can help you analyze whether you’re in a buyer’s market (where homes prices are very competitive and there is a possibility that the value of your home could go down) or a seller’s market (one where there are a lot of buyers and little inventory which can result in home prices going up).

You also need to evaluate your timeframe. Sometimes, an unexpected turn of events can be the main factor in selling your home in Apple Valley. If your priority is to sell your home within the shortest possible time, you might not be able to wait for a better deal when a suitable offer comes along. On the other hand, if you have a longer timeframe, you can be in a position to negotiate for a better price for your home.

Weighing your options on how to sell your home

There are three options when selling your home:

  • For Sale by Owner (FSBO) Option
  • Selling to an Instant Buyer
  • Hire a Real Estate Agent
Apple Valley homes

Knowing the advantages and disadvantages of each option can help you better decide on what will fit you best.

In FSBO,  you’re doing all the heavy lifting on your own. You don’t have to pay any commission so it would seem that you’re getting more from the sale of your home. Also, since everything depends on you, you can price your home the way you want, schedule showings based on your availability, and put in as much or a little effort as you want in staging your home.

However, in a study done by the National Association of Realtors (NAR), homes sold via FSBO sell considerably less compared to homes listed with a real estate agent. Another disadvantage of the FSBO route is that you might be too attached to your home and might end up overpricing it. You might also overlook the necessary measures needed to spruce up your Apple Valley home since you are so used to it.

Another option would be to sell your home for cash to an instant buyer. This can be an attractive option if you need to sell your Apple Valley OH home in a very short timeframe. You will also be selling your home on an as-is basis. This spares you the hassle of having to do home repairs, home preparations, stagings, and showings.

However, the downside of selling to an instant buyer would be having to sell your home for less than it’s really worth. Instant buyers are mostly investors who will either flip your home or rent it out. Their priority is to maximize their investment so expect their offer to be lower than your home’s actual value.

The last option is to work with an experienced real estate agent. Hiring a real estate agent to sell your Apple Valley home has a lot of benefits. You don’t have to deal with complex paperwork and your home is marketed on various social media platforms. Also, you get expert advice on how to prepare and stage your home. Finally, they negotiate offers so you get the best deal for your home.

Preparing your Apple Valley home for sale

Here are three important things to remember when prepping your home for its big market debut:

Top Real Estate in Apple Valley OH
  • Fix and repair only the things that matter most to buyers. Prioritize must-fix items, such as structural defects, faulty heaters, and leaky pipes.
  • Clean, organize and declutter EVERY room of your house. Even before the house is listed, it is advised to start the process early on. Toss or donate items that you haven’t used in ages. The lesser items you have in your home for sale, the more attractive it will be to buyers.
  • Stage your home to attract buyers. Showing your home in its best light with carefully selected accents, furniture, and decor doesn’t have to be costly. Let in as much natural light as possible, and make your front yard and entryway appealing.

Reviewing offers and negotiating your terms

Apple Valley Lake Ohio homes

After you’ve prepped your home, priced it right, staged it beautifully, and leveraged different online marketing platforms, expect the offers to roll in. However, reviewing multiple offers and choosing the best one are easier said than done. It is best to work with an experienced agent who knows the nitty gritty details of each offer. She can guide you to make the best decision.

You also need the expertise of an agent to negotiate with buyers, file the necessary paperwork and make sure that there are no issues related to the deed.

Closing the sale

Apple Valley homes

You’re almost at the finish line! As you close the sale of your home you also need to work more closely (pun intended) with your agent. You will need her to help you review the closing documents and coordinate with the buyers as you transfer the ownership of your home.

Indeed, selling a home in Apple Valley can be complicated and overwhelming, especially if you do it on your own. Are There Boating Restrictions in Apple Valley Lake OH?

Boating in Apple Valley Lake

Perhaps you’re thinking about buying a home in Apple Valley and are curious about the boating possibilities here. Maybe you’re wondering, “Are there boating restrictions in Apple Valley Lake OH?”

To provide safe enjoyment and boating experience, boating rules and regulations are implemented in Apple Valley Lake. Boating is restricted only to property owners and their registered guests. Ohio state boating laws and regulations also implement age restrictions when operating a personal watercraft (PWC). In terms of speed and horsepower, Apple Valley Lake is a 95% speed zone with no horsepower limit on inboard motorboats. However, there are “no wake” areas in certain parts of the lake and “no wake” hours for the whole lake at certain times of the day.  Size restrictions for boats and PWCs are also implemented, as well as guidelines for anchoring, docking, parking, and storage.

Watercraft Operation Requirements and Permits

For easy identification, all watercrafts used in Apple Valley Lake are required to have Apple Valley Property Owners Association (AVPOA) permit decals as well as State registration numbers and the current State registration tag affixed to the hull as prescribed by the association. For safety, PWCs must also comply with the Ohio Revised Code (ORC) and Ohio Administrative Code (OAC) for Boats and Watercraft.

A member of the AVPOA must be aboard the watercraft at all times. He must also have with him a current property owners’ card and a boating safety education certificate. The watercraft must also be titled in the name of a property owner in good standing.

AVPOA provides these kinds of boat permit decals:

CategoryDescriptionFee

Annual Pass for Non-powered BoatsOne-year validity pass for non-powered boats$25
TemporaryA seven-day validity pass for powered boats that can be applied not more than 2x per year. This is only for a property owner or the immediate family of that property owner who does not have a registered boat.No personal watercraft (PWC) will be issued a temporary pass. $55

Call AVPOA office at 740-397-3311 to get more details.

These may be obtained at the Apple Valley administration office or the marina. It is also important to note that there can only be a maximum total number of four watercraft permits per lot. In addition, out of these four watercrafts, only two may be power craft. For non-powered craft, the “Type of propulsion” is designated on Ohio Watercraft Registration as either “Sail” or “Hand-Powered”.

Age Restrictions

Children below 12 years old are restricted from operating PWCs. Children ages 12 to 15 may operate a PWC if they have an education certificate and are supervised by an adult on board. Meanwhile, young adults ages 16 and older may operate if they have an education certificate.

Boating in Apple Valley Lake

Speed and Horsepower Restrictions

Apple Valley Lake has no horsepower limit for boats with inboard motors and a 300-horsepower limit for boats with outboard motors. As specifically stated in the AVPOA Lake Rules:

“The maximum horsepower on all boats with outboard motors is limited to a single-engine, with the primary engine not to exceed 300 horsepower and a secondary engine not to exceed 25 horsepower for trolling motors.”

In addition, all watercraft are required to travel in a counterclockwise pattern around the lake, except when it is at idle speed.

Also, there are “no wake” areas in certain parts of the lake. A “no wake” area is a part of the lake where a watercraft is required to be at idle speed. A watercraft’s idle speed is the slowest possible speed needed to maintain steerage or maneuverability. No wake areas are designated to provide safety and prevent damage to lakefront properties. They also ensure that everyone will be able to simultaneously enjoy the lake as best as they can regardless of their activities. This is one of the reasons why Apple Valley Lake is popular among water sports enthusiasts, swimmers, and anglers.

Listed below are the designated “no wake’’ zones in Apple Valley Lake:

1. Within eighty feet (80’) of any shoreline.

2. Within fifty feet (50’) of any designated swimming areas.

3. Within fifty feet (50’) from a watercraft engaged in fishing.

4. Within fifty feet (50’) of any downed skier or an individual engaging in a towed activity

Aside from “no wake” areas, there are also “no wake” hours for the whole lake. These are hours after sunset until before sunrise the next day.

Size Restrictions

The maximum length for a mechanically powered craft is twenty-one feet six inches (21’6”) as stated on current state registration, except for the case of pontoon boats. The maximum length for pontoon boats is twenty-eight feet (28’) as stated on current state registration, inclusive of pontoon tubes.  On the other hand, the maximum length for a non-mechanically powered craft is twenty-eight feet (28’) as stated on current state registration. Finally, the maximum beam for all watercraft is eight feet six inches (8’6”) at the widest point.

Houseboats, regardless of size and type, are not permitted.

Lake Use Restrictions

For safety, all watercraft operators are required to abide by regulatory buoys or signs. However, during periods of abnormally high water or other reasons, the use of the lake may be restricted. Lake condition signal flags are posted at five common area locations around the lake to provide correct and timely information. All watercraft operators are requested to observe the condition flags or call the Association administration office for clarification prior to operating watercraft on the lake.

The flag colors and their corresponding meanings are listed below:

  • Green – Full boating, no restriction
  • Yellow – Idle speed only
  • Red – Lake closed, no boating

As a further safety precaution, parasailing is not allowed in Apple Valley Lake. However, the Association’s Ski Club maintains a portable slalom course that may be positioned on the lake a few days of the year. Only ski-type boats with slalom water-skiers are permitted to use the course. Others should stay clear of the course when it is not in use and, as a matter of courtesy, maintain no-wake speed in the area around the course when it is in use.

Anchoring and Docking Restrictions

Beaching of watercraft on common property is only permitted in posted areas. Watercraft must not be left anchored, tied, or docked at launch areas any longer than necessary to park tow vehicles. Also, overnight docking, anchoring, beaching, or mooring at common areas are prohibited. In addition, overnight sleeping on any watercraft on the lake is not allowed.

For ease of navigation, swim platforms and inflatable recreation devices are not permitted to extend beyond the length of the dock into the lake after sunset or obstruct the ability to navigate the waters of Apple Valley Lake. Examples of inflatable recreation devices include trampolines, towables, party islands, floats, mats, lily pads, and water toys.

Designated swim areas created by members must be temporary and removed no later than sundown or when no longer in use.

Homes at Apple Valley Lake

Parking and Storage Restrictions

Storage is available at the Marina with different fee options. Campers with boat and boat-trailers can park their watercraft in designated parking areas. However, it must be noted that boats and boat trailers must be taken at the end of the season (October 31 of each year).

Boat/Trailer Storage FeesAmount
Seasonal (April 1 – October 31)$180.00
Monthly$35.00
Daily$3.00

All amounts are updated as of February 1, 2020, and are based on the Apple Valley POA website.

Finally, no watercraft or watercraft trailer storage is permitted at a launch site for more than twenty-four hours.

Reading about boating rules and restrictions might be a bit overwhelming for some. However, it’s just like driving a vehicle. The more you are familiar with the rules, the safer and more confident you’ll be, which in turn will make the experience smooth and more enjoyable.

Apple Valley Lake is also a beautiful place for boating fun and adventure. Here’s a video that highlights the beauty of Apple Valley Lake and shares the story of a client turned family friend who found their home here:

Apple Valley is also known for its community events. Two of them are the annual Fourth of July Fireworks and Buddy Bass Fishing Competition.  When you join these events, you’ll see that the people in Apple Valley OH are warm and neighborly.

The lake is surrounded by a community composed of 16 subdivisions. The homes in Apple Valley vary in different styles and range from comfortably affordable to elegantly luxurious. But what makes Apple Valley more special is its proximity to other tourist destinations. Some of these are the historic city of Mt. Vernon, Woodward Opera House, and Historic Roscoe Village.

Mt. Vernon

Established in 1805 by Joseph Walker, Thomas B. Patterson, and Benjamin Butler, Mt. Vernon is the county seat of Knox County and was named after the plantation owned by George Washington. The City of Mt. Vernon is known for its historic aged homes. It is composed of four historic districts. These are Downtown Mount Vernon, East Gambier Street, East High Street, and North Main-North Gay Streets.

Originally the city’s commercial district,  Downtown Mount Vernon officially made the National Registry of Historic Places in 2012. Surrounding the public square and extending along the South Main Street, the area showcases structures that date as far back as 1829. Many of the homes in Downtown Mount Vernon have their original architectural features intact. Enjoy real-life exhibits of Queen Anne, Colonial Revival, Art Deco, Federal, Richardsonian-Romanesque, and Greek Revival architecture.

East Gambier Street Historic District is the smallest among the historic residential areas in Mount Vernon. It was home to several local celebrities, among them are US senator Jesse B. Thomas and newspaper publisher Lecky Harper. It was added to the National Registry of Historic Places in 1976.

East High Street Historic District is famous for its several buildings. Some of them are the former Mercy Hospital, the Knox County Courthouse, and the Knox County Memorial Building. It was placed on the National Registry of Historic Places in 1987. Many of the existing buildings found here date from 1830 to 1925. Among them is the Columbus Ewalt House at 400 East High Street, home of the prominent Judge Ewalt.

The North Main-North Gay Streets Historic District was placed on the National Registry of Historic Places in 1990. Some of the most notable residential properties here are the Israel House and the most elite Mount Vernon residence, Round Hill.

Woodward Opera House

The Woodward Opera House is America’s oldest authentic 19th-century theater that is still standing. It is located in the center of Mount Vernon’s Central Business District. The Woodward Opera House was listed on the National Register of Historic Places on October 10, 1975. The Woodward Opera House underwent a 20-year restoration that cost $22.5M and reopened in 2019.

Historic Roscoe Village

An 1830 restored canal town, Historic Roscoe Village is a unique and picturesque village. Here, visitors step back into the story of Ohio’s heritage and are immersed in living history. It is nationally recognized as one of the best places to discover history. Here’s a video that shows why Historic Roscoe Village is a must-see:

A living history tour will let you experience how life was back then in the 19th century. Costumed interpreters and crafters portray the life of those who lived and worked in a town nestled along the Ohio and Erie Canal. Horse-drawn canal boat rides are also one of the main attractions, as well as several specialty shops and a nationally accredited museum.

Apple Valley is one of the few places where outdoor fun, history, and nature come together for a unique experience. Whether you choose to own a historic age home in Mt. Vernon or enjoy lakefront living at Apple Valley Lake, you’ll always live near the best of both worlds.

What are the Price Ranges of Homes at Apple Valley Lake?

If you’ve been thinking for some time about buying a property in Apple Valley, NOW is the best time to buy. Apple Valley Lake is one of the top 7 lake destinations here in Ohio. You might be considering having your second home here and might be wondering about the price ranges of homes at Apple Valley.

The prices of homes in Apple Valley OH vary depending on the location, size, home amenities, and the current market. Offshore homes range around $125,000 to $350,000. Golf Course front homes are at $275,000 to $325,000. Lake view homes average around $250,000 to $350,000. Lakefront homes are at $550,000 to $1,400,000.

What are the Factors that Affect the Prices of Homes in Apple Valley?

Several factors can affect the prices of homes in Apple Valley:

  • Location
  • Size
  • Home Amenities
  • Home Age and Condition
  • Renovation Potential
  • The Current Market
  • Economic Factors

Location

Based on location, homes are classified as lakefront homes, lake view homes, golf course front homes, golf course view homes, and homes without an amenity view. Lakefront homes are the most expensive but allow you to get the most out of Apple Valley Lake. Homes without an amenity view, on the other hand, lets you be a part of the Apple Valley community more affordably.

Size

A home’s value is commonly estimated at a price per square foot. This is the sales price divided by the square footage of the home. For instance, this home is a 2,457 square foot house that’s being sold for $259,900. The price per square foot would be around $170.

Aside from the price per square foot, another factor that matters when determining a home’s value is its livable space. Garages, attics, and unfinished basements are generally not counted in usable square footage. For instance, a 1,500-square-foot home with a 300-square-foot garage means having only 1,200-square-feet of livable space.

Home Amenities

Bedrooms and bathrooms are most highly valued, so the more beds and baths a particular home has, the higher it’s worth. However, these are not the only home amenities that are valuable in an Apple Valley home. For example, a home with a dock where one can easily access the lake, swim, fish, or play watersports such as this home, is highly desirable. Updated homes are also priced higher than homes that are sold as they were originally built.

Homes at Apple Valley Lake

Home Age and Condition

While older homes may be more affordable than newer ones, they may also require a significant amount for repairs. Buying either a newer home or an older one, both have its advantages and disadvantages.

Some buyers are willing to pay more for a home that is move-in-ready. This is one reason why most buyers include an inspection contingency in their contract so that they can negotiate repairs and avoid any major expenses following the sale.

Renovation Potential

Homes that have a higher potential for expansion such as homes on a big lot, may have a higher value than homes with limited potential. Some homebuyers and investors highly consider a home’s potential for growth — the possibility of adding an extra bedroom or extra story, the potential to increase the floor space, or the potential to add a pool or outdoor patio.

The Current Market

Prices of homes can also vary depending on the status of the current market. In a buyer’s market, the prices of homes are somewhat lower, since there are more homes on the market. In a seller’s market, however, the prices of homes are priced higher.

While “timing the market” may not always be a good idea when shopping for your Apple Valley home, knowing what the current market is can give you an advantage.

Economic Factors

Economic factors can also affect the price of real estate not only in Apple Valley but in the whole country in general. If the economy is experiencing strong growth, employment, and labor conditions, more people can afford to purchase a property, which leads to rising property values. However, some unforeseen situations can lead to a sudden downturn in the economy, which in turn might lead to adjustments in real estate valuations.

How to Find the Right Apple Valley Home for You?

So, you can only imagine the delight I hear from clients when I tell them that the POA fee in Apple Valley starts at $225 ANNUALLY.

Annual Maintenance Assessment

The property owners’ association (POA) collects payments from owners to cover expenses the POA is responsible for but there are cases when those aren’t covered in the regular monthly fees.

Take lawn care, for example. The POA fees typically cover the cost of landscape services to weed, feed and mow the grass in the common areas. But suppose a tree care service is called in to remove a dying tree. The POA board of directors may vote to impose an assessment fee to pay for that expense. In Apple Valley, the annual maintenance assessment costs only $225 per lot.

Deed Transfer Fee

There is a one-time deed transfer fee of $165 per deed in Apple Valley Lake. More than one lot can be listed on the deed.
